1. Engage a qualified professional: Do not choose solely based on the lowest quotation.

Consider the surveyor's experience, professional standing, equipment, methodology, and ability to provide proper documentation.

2. Verify the property on the ground: The property described in the documents should correspond with the actual parcel being inspected.

3. Check the coordinates and boundaries: Where appropriate, the property's coordinates, dimensions, and boundary features should be examined carefully.

4. Investigate possible overlaps: A proper survey and relevant searches can help identify potential conflicts with neighbouring parcels or other restrictions.

5. Do not ignore discrepancies: If the physical property does not correspond with the documents, stop and investigate before paying or building.

6. Keep your documentation: Maintain copies of your survey plan, title documents, receipts, searches, correspondence and other relevant records.

Good documentation can become extremely important if questions arise later.

The Cheapest Survey Is Not Always the Cheapest Option

There is nothing wrong with looking for value.

Every property owner wants to control costs.

And when you are making a property investment worth millions of naira, reliable information can be one of the most valuable things you pay for.
