A lot of people are living with the idea that land surveying is very expensive and therefore downplay it, but when you think about how much you will have to spend when trouble comes knocking you will realize how important it is to have your land surveyed. MY FENCE INDICATES MY PROPERTY LINE

Your fence is not a document and cannot be tendered in court when there is a dispute. It is better to have a survey plan for your property than to rely on your fence line.

This is not true. Encroachment is still very common especially in developing areas. This is the thought of so many people today, especially those who received a survey plan from the person they bought the property from. Nothing can be further from the truth. In almost all cases, you need to have the survey plan in your OWN NAME. The existing documents are in the seller’s name and you have to have your own documents in your own name. In addition, surveys done decades ago might not be correct today and most of them need to be updated. Even if it is a recent survey, it still has to be checked by your own surveyor to be sure that the what is drawn on the survey plan corresponds to what is existing on ground.

Finally, Land surveying goes way beyond providing an accurate description of your land, to revealing the land’s restrictions, whether the land is under any government acquisition or even some encumbrances on the land that you need to be aware of.
