Do you need a land survey, topographic survey, site survey, or as-built survey? It totally depends on your project and what needs to be understood about the site.

Here are some surveys you may need before a construction:

1. Land and Boundary Survey

The first question is simple: where exactly does your land end?

A land or cadastral survey establishes the position of your property boundaries. This becomes particularly important when neighboring properties are close by or when you are relying on an old fence or other physical markers.

A fence may show where someone placed a fence. It does not automatically mean that it represents the actual property boundary.

Getting this information right before construction can help you avoid building in the wrong position or dealing with boundary disputes later.

2. Topographic Survey

Your land may look flat when you're standing on it, but that does not mean the ground is actually level.

A topographic survey measures the elevations, slopes and changes in height across a site. It can also show features such as depressions, high points and other changes in the terrain.

This information becomes important when deciding where to position a building, road, drainage system or other structures. For example, a site that slopes significantly may require a different approach to one that is relatively level.

3. Site Features and Existing Conditions

Before building, you need to know what exactly is on the land.

There may be trees, existing buildings, fences, roads, drainage channels, utility structures or other features that could affect the proposed development.

Imagine receiving a building design based on an incomplete picture of the site, only to discover during construction that an existing feature is in the way.

A proper site survey captures relevant features on the ground so that the design and construction team can work with more accurate information.

An as-built survey shows the current position and condition of existing structures, giving the team accurate site information instead of relying on old drawings or assumptions.

7. Drone and Other Survey Technologies

Some sites are simply too large, difficult or detailed to survey using just one method.

Depending on the project, Drones, GNSS/RTK receivers, Total stations or 3D laser scanners may be used to collect the needed data.

For example, drone surveying can be useful for capturing aerial imagery and mapping large areas, while laser scanning can capture highly detailed information about existing structures.

The important thing is not to choose technology simply because it is new or popular.

The project should determine the technology, not the other way around.
